How we work

Six steps, in writing

No mystery between the first phone call and the keys.

  1. 01

Walk the site, hear the plan

We meet at the property or the house, walk the space, and talk through what you want, what the lot allows, and what your budget has to cover.

  2. 02

    Scope and budget alignment

We turn that conversation into a written scope with allowances you can see, so the number is built from the same list of work we will build from.

  3. 03

    Design, plans and permits

Drawings, engineering and selections are finalized before submission, then we run the permit through the city or county and answer every comment.

  4. 04

    Schedule, crew and subcontractors

You get the sequence in writing — who is on site, when, and what has to be finished before the next trade starts.

  5. 05

    Build with weekly reporting

One point of contact. Photos and a written update every week, change orders priced before they are done rather than after.

  6. 06

    Walk-through and warranty

We punch the list together, correct what you find, hand over the documents and come back for any warranty item in the first year.

Why Tierra Vida

Straight answers, desert-grade work

One owner, on your job

Maria Piñon runs the company and walks the sites. You are not handed down to whoever is free that week.

Desert-grade detailing

Stucco, shade, drainage and roof detailing chosen for the Mesilla Valley — 100°F summers, wind, and a monsoon that arrives all at once.

Priced before it is built

Allowances and change orders are written down and priced before the work starts, so the final invoice is not a surprise.

Trades we have worked with

We use crews who have been on our jobs before; we verify their licenses and insurance before they start, and we hold the schedule when one of them slips.

Paperwork handled

Permits, inspections, engineering and lien waivers are tracked and closed out — nothing left floating when you sell.

Built for the long hold

The details you cannot see — waterproofing, flashing, drainage, structural fastening — are the ones we refuse to shortcut.

Where we build

The core service area, plus the towns we reach from it.

Questions we get asked

Before you call

The short version. Everything else, ask us.

What does it cost to build or remodel in Las Cruces?

It depends on scope, site conditions and finish level, and honest ranges move every year with material pricing. We will not give you a per-square-foot number over the phone — we walk the project, write a scope with visible allowances, and price that. See the planning page for how the number is put together.

Do you work on existing homes or only new construction?

Both. Whole-home remodels, kitchens, baths, additions and casitas are a large part of what we build, including older adobe and Territorial homes in and around Mesilla.

How long does a project take?

A kitchen or bath is measured in weeks, a whole-home remodel in months, and a ground-up home is long enough that the schedule should be in writing before you commit. We give you the sequence and the milestones, not a promise of a single date.

Do you handle permits, engineering and inspections?

Yes. Drawings, stamped engineering where the work needs it, permit submission through the city or county, and inspections are part of the job.

Will you let me supply my own materials or fixtures?

Sometimes — it is worked out in the scope. Where you supply, we note who warranties what and what happens to the schedule if a delivery runs late.

Are you licensed and insured?

Ask, and it comes to you in writing: the New Mexico contractor's license number, the certificate of general liability and workers' compensation coverage, and the bond letter for any project that needs one. Nothing about licensure, coverage limits or bonding is printed on this website until the current certificate is in hand.

Do you serve El Paso or only New Mexico?

The core service area is Las Cruces and Southern New Mexico. Work further out — El Paso, Alamogordo, the lake — is taken case by case depending on scope and schedule.

How do payments work?

Draws tied to completed stages of work, spelled out in the contract, with lien waivers from subcontractors as those stages close.

Let's walk the property.

Tell us what you are thinking about building. Maria will call you back to set a time to look at the site — (575) 888-7641.
